Responsibilities:
Job Summary:The Real Estate Tax and Lease Analyst is responsible for the day-to-day operations associated with collecting, interpreting, and insuring the accuracy and the integrity of the real estate property taxes and exemptions. - Additionally, adding all the data related to taxes and owned building contained in the Apex property and lease management system. - The position involves providing Accounting and other CommonSpirit Health departments accurate and timely information for the payment of tax and lease obligations and the collection of tax and lease payments, as well as generating property and lease operational reports. -Mission:CommonSpirit Health and Sponsoring congregations are committed to furthering the healing ministry of Jesus. -Resources are dedicated to: delivering compassionate, high-quality, affordable health services; serving and advocating for our sisters and brothers who are poor and disenfranchised; and collaborating with others in the community to improve the quality of life. - - -Scope of Accountabilities: -Accountabilities:Manage the documentation needed to file for real estate tax exemption status for a 501(c)3 organization for multiple organizations. -Create and maintain a real estate property tax exemption filing best practice manual. -Partner with appropriate parties to support tax appeals.Ensure tax exemptions are filed on time and tax payments are made prior to deadline.Manage and research of vendor payments, including the preparation of documentation to obtain purchase orders (PO), obtain approval of invoices and submit for payment, tracks payments against PO.Maintain and update the CommonSpirit Health Owned Property and Lease Management Database. -Coordinate meetings and provide administrative support for the Leaders of National Real Estate Services, including assisting in preparation of Power Point presentations, Zoom, telephone support and the submission of Lease Services Request to Legal.Prepare and/or assist with the analysis of property financial statements, rent rolls, operation expenses, annual reconciliations of property expenses, and property taxes.Prepare periodic power point presentations for hospital and corporate senior management projects.Maintain various Real Estate Services Guidelines and Processes.Maintains professional and technical knowledge by attending educational workshops; reviewing professional publications; establishing personal networks; benchmarking state-of-the-art practices; participating in professional societies.Prepare and maintain the system's Owned Property Report and Stable Patrimony Report. - -Other Support Accountabilities:Prepares lease abstracts and edits them for accuracy, and also has the ability to manage a 3rd party abstractor to ensure a high level of quality.Track payables and receivables associated with the leases in the portfolio and prepares the appropriate supporting documentation and rent reports for approvals.Prepare invoices for subtenants, reconciles subtenant accounts, reviews incoming invoices for errors/accuracy with lease document and ensures correct coding.Prepares and distributes critical date reports, maintains lease management system for tracking important dates and tasks.Performs annual operating expense reconciliations, monitors audit windows and audit requirements contained in the lease documents.Conduct financial analysis as needed, including AR/AP, rent rolls, and budgets in accordance with required accounting principles, such as ASC842 and GAAP.Gather and evaluate economic, demographic and other associated real estate market data.Manage the acquisition of information from brokers, appraisers, title officers, legal and associated tasks in preparation for tax appeals and/or real estate transactions.Manage the Tenant Improvement Reimbursement process, assuring all owed reimbursement from landlords are collected.

Qualifications:
-Experience - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - -Minimum Required:3 years working in the Corporate/Commercial Real Estate Services field2 years working with property tax exemption filingsExperience in -financial modeling and analysisExperience in facilitating project related meetings, presentations and updatesExperience with relational databases and other tools to compile and interprets quantitative data with MS Excel or Google Workspace applications -Experience in Database ManagementManagement reporting capabilities to meet organization goals and objectivesExperience with providing visible sponsorship and guidance of major change initiativesExperience in completing commercial real estate transactions -Education -Minimum Required:Bachelor's degree in Real Estate Management, Economics, Business Administration and/or equivalent experience. -Special Knowledge, Skills, AbilitiesWorking knowledge of current property tax exemption filing processes in various counties/statesWorking knowledge of real estate terms & processesWorking knowledge of real estate softwareVendor Coordination (PPN)Working knowledge -of Google Workspace applicationsProject scheduling and managementGood problem-solver. Sorts through issues and conducts comparative analysis of multiple solutionsExcellent writing and editing skillsAbility to multi-task and work in a team environmentUnderstands key process issues and makes sure process improvements happenExcellent people skills including and displays self-confidenceMakes effective decisions with limited time and informationAbility to work independently and meet strict deadlines. - -Must have very strong organizational and attention to detail skills -A compensation range of $57.700 -- $75,000 is the reasonable estimate that CommonSpirit in good faith believes it might pay for this particular job based on the circumstances at the time of posting.
